Check In

Check in is only possible from 4pm until 7pm ,please provide an approximate time of arrival within our check in times. Our car park is at the rear of the property and is unsuitable for vans and low ground clearance vehicles may struggle with access. Guests are advised to drive into parking bays and reverse out for ease of manoeuvring.

We are unable to accommodate wedding, stag and hen parties or young farmers.

By booking a room at Burleigh House, you are agreeing that you and all members of your party agree to and are bound by the Terms & Conditions detailed below.

Your reservation is made with Burleigh House and represents a legally binding contract between you and Burleigh House. Please note, if you have made your booking via a third-party website (eg Booking.com), your contract of booking is with us and not them, and therefore our detailed Terms & Conditions published on our own website (www.burleigh-house.co.uk) will take precedence and you are bound by these automatically.

By making a booking you are accepting responsibility for any damage or loss caused by yourself or a member of your party. Full payment for any such damage or loss must be paid to the provider upon demand. If you fail to do so, you will be responsible for meeting any claims subsequently made (together with our own and the other party’s full legal costs) as a result of your actions.

Any issue caused by you, whether accidental or on purpose which restricts our ability to re-sell your bedroom on future dates may be liable to compensation to be paid to us.

Check in is from 4pm until 7pm (it's not possible to check in or out outside of these times).

We are unable to accept pets and children under 10 years of age

Takeaways and hot food are not permitted in guest rooms due to lingering smells and also create stains that are difficult to remove and may incur a charge for cleaning .

We reserve the right to charge your card as detailed in our cancellation policy in the event of a no-show or should the booking be cancelled by you outside of the free cancellation period. By entering into this contract, you are authorising us to make these charges without additional consent being required.

We regret that we cannot take hen and stag parties, single sex groups and young farmers, guests arriving back in the small hours of the morning are not compatible with regular guests who value the house for its peaceful ambiance.

It is your responsibility to ensure that any travel insurance cover you have provides adequate cover for your needs and for the duration of your stay. If you cancel your booking, you will be asked to contact your insurance provider so please ensure you have some in place.

Non-arrival (no-show) for a booking will be treated as a cancellation and the full booking value will be charged, regardless of the reason. Should you arrive after 7pm and it has not been pre agreed by Burleigh House you shall be asked to check in on the following day at 4pm.

Check in is between 4pm 7pm and check out is by 10:00am - Check in outside of these times is not possible

Should you need to curtail your stay and leave earlier than planned, the total value of your entire stay will still be due regardless of the circumstance which should be covered by your travel insurance.

Smoking

We operate a strict no-smoking policy throughout the building. Smoking is permitted outside on our sun terrace, where an ashtray is provided.

It is against the law to smoke in a public building. Out of fairness to the next guest and to maintain our integrity as a clean and non-smoking establishment, please do not smoke in your bedroom.

If we deem there to be a smell of smoke after your departure which disrupts or affects future bookings, we will make a charge to compensate us for this. The fine is £150. Please note that vaporizers and e cigarettes are included in the above smoking policy.

Medical Conditions

If you or any member of your party has a medical problem, allergy or disability which may affect your stay, please call us to advise us so that we can make provision for the particular need(s) of the person(s) concerned,or advise you if we are unable to make such provision.

If details are not provided to us at the time of booking, Burleigh House reserves the right to cancel the booking should it be unable to make appropriate provision for a specific need or needs.

Specific Needs

If a specific request is needed the guest must contact Burleigh House directly and not through an Online Travel Agent as this may not be available to view. Burleigh House reserves the right to cancel a booking should it be unable to make appropriate provision for a specific need or needs.

Occupancy

All of our double rooms and twin room are designed for a maximum occupancy of two adults sharing the same bed. No extra beds are available. We do not allow non paying guests to enter Burleigh House .

Damage

We reserve the right to charge for the replacement, cleaning or repair of any item(s) belonging to Burleigh, or the fabric of the house itself, damaged either wilfully or because reasonable precautions have not been taken.

In this event your credit card will charged without prior consent being required for the costs incurred. If we are unable to re-sell a bedroom due to damage, you may be liable for the costs associated.

Lost Keys

On check in, you will be issued with keys on a key ring which opens both your bedroom and front door. It is your responsibility to ensure safety of your key ring at all times and return it at the end of your stay on check out. Failure to do so, to return keys or loss of keys will be subject to a minimum lost key charge of £25.

Lost Property

Any lost property items will be disposed of at the end of the subsequent month after which the visit took place. Should you wish an item to be returned to you, a minimum charge of £10 will be charged to cover postage, packing and administration.

It is your responsibility to contact us should you think you may have left an item behind. Items sent will be by the cheapest method available. Should you require a particular courier or insurance level, please advise us. We hold no responsibility for the loss or damage of your item whilst in transit.

Toilets

Sanitary bags are provided next to all toilets to dispose of any items other than toilet paper. We ask that wipes and towlets and other items other than toilet roll must not be placed in the toilet as they will cause a blockage and you will be responsible for costs associated should this result in a blockage as a result of using other items.

Refunds

No refund will be given for temporary absence, cancellations with less than 14 days prior to arrival , early departure , this also applies if you are asked to leave.

WIFI

We do not guarantee the availability of the Service; the speed at which information may be transmitted or received via the Service; or that the Service will be compatible with your equipment or any software which you use. Our Wi-Fi is for general use such as browsing, emails and social media and is not suitable for streaming.

Prices

We operate a dynamic pricing system which means our room prices are "fluid" and can vary according to demand. All prices are correct and subject to availability at the time of booking.

Disruptive behaviour that interferes with the functioning and flow of Burleigh House to guests and or staff will not be tolerated and those responsible will be asked to leave and not refunded.

We do not permit guests to have visitors that are not staying with us and ask Guests not to answer the door to ensure the safety of Burleigh House and its guests . Guests found bringing additional people in will be asked to leave and not refunded .

Where pre payment is made via a virtual card or payment to an OTA Burleigh House ask that you provide your card details on arrival in case of additional costs during your stay and proof of identity.

Footwear

No stiletto heels are to be worn in the bathrooms as these can damage some floor coverings

Nightwear is not permitted to be worn outside guest's bedroom

Should you have specific requirements for your stay we advise contacting us first before booking to ensure we can meet your requirements. We do not always receive requests made through a booking agent.

We reserve the right to eject or refuse entry to any guests (regardless of the booking method) that do not comply with our terms and conditions. Should a member of a group booking break any of our terms and conditions the entire booking shall be cancelled with immediate effect and the group asked to leave.
